After many successful years acquiring larger multifamily assets across the country. The short answer is maybe. The long term an is historically absolutely. With the current capital markets in turmoil much of the industry is presently in a wait and see pattern.
Prior to Corona many market cap rates were compressing raising value and making acquisitions more challenging. Our specialty is in the value add space and advising a temporary pause, until there is a clear direction. The good news it is likely the timelines to make and get this better clarity should be months and not years.
We do have some investors that wish to exit stabilized assets at a discount, however we have not seen this request as systemic.
